how we work
Life Architecture Ltd has a clearly defined methodology for all projects from concept through to completion, and beyond. Building projects can often be challenging and a large financial outlay and our aim is to work closely to support our clients in delivering their aspirations every step of the way. We provide services in three key stages for all schemes.

concept and planning
Each project starts with a free consultation and a briefing meeting.  We listen carefully to our client’s thoughts and ideas. We then provide a clear brief outlining fixed costs from some/all stages of work as well as a realistic timescale for the project. Survey works are then usually carried out followed by provision of concept sketches and visualisations to clearly show proposals for discussion with clients. Often this work will involve cost options. In all projects we are looking for intelligent, exciting cost-effective designs which will both satisfy the client's brief and be attractive for future purchasers. Following client approval of concept design, we would usually submit a planning application, as required. We would monitor the application, and in some cases, agree minor modifications to allow determination of proposals.

​detailed design
Once planning permission has been provided Life Architecture Ltd develop detailed design proposals. We provide technical drawings for use during construction and then submit a Building Regulations Approval. These drawings will show how the building will be constructed and include the technical specification necessary to gain approvals and provide the required quality. Usually during this stage, we provide a clearly defined scope of work, additional drawings and a contract specification to allow competitive tender by contractors so that works can commence on site.

construction support
Life Architecture Ltd's preference is always to stay with projects through to completion and to support our clients and the contractor during works on site. During contract administration works we monitor the program to ensure works are completed on time and in accordance with agreed budgets. This stage would include regular site visits to authorise payment to the contractor and ensure that construction works are completed to meet client's expectations, and to the required quality. Our role continues during an agreed a Defects Liability Period to ensure there are no issues once the contractor has completed works and this period ends with issue of the final certification to close the project.
